Walls
20-cm-thick interior and exterior walls. Constructed of reinforced and air-space twin brick. Air space combined with double-layer brick enables energy-efficient heat and sound insulation both outdoors and indoors.
Roof
Roofing made of natural Canadian cedar. The manufacturer grants a 20-year extended warranty on the material. Cedar wood is rated as one of the best solutions for roofing:
– Material durability. Cedar wood may last for decades
– High-grade thermal insulation. Prevents warming of the roof, strongly reducing energy consumption for air conditioning equipment
– Contained oils make cedar less prone to insects and fungal-based infections
– Weatherproof cedar features its resistance to humidity, severe sunburn, shrinkage, and decay
Supplemental epoxy-layered fitting for heat insulation and water intrusion protection with a 5-year warranty.
Double-pane windows
To gain extra heat and acoustic insulation, our project uses specifically double-pane glass. A vital key for raised coziness and decreased power consumption.
Multiple glazing height – 360 cm.
Double-glazed windows are designed with Cmech robust arrangements to ensure free and even movement of sliding doors. Despite its considerable size, the doors open easily.
Electric drive of sliding doors
The standard villa package includes an electric drive for the central exit from the living room to the terrace. Doors open and close by pressing a button.
Natural veneer-wood and teak-wood doors
All interior doors are made of natural teak wood and clad in organic veneer. Teak wood oils represent ambient insect repellent. Essential for this climate, teakwood use within the house grants naturally-occurring protection against termites and fungi.
Water supply
To ensure continuous water supply, Sunti villas are engineered with a dual water supply system. The first water source is a 160-meter common bore-hole. The second one implies the urban water supply required for drought season and lack of groundwater. Water is supplied via tanks. The village holds a common 1200-liter tank, while each villa has an individual 300-liter tank.
Hot water
Roof-mounted boiler and 100-liter storage tank enable consistent pressure for hot water.
Power supply
Each villa directly ties up a contract with local electricity board (PAE). Direct contract guarantees the lowest electricity price on the island.
Decoration materials
Interior architectural surface of the villa is designed of natural veneer. We provide any shade of veneer to choose from at no extra charge, included in the villa’s price. Among other unrivalled features, our project holds a distinction of huge spaces. Up to 110 sqm living room, outsized bedrooms and terraces. Large rooms combined with high ceilings require large tiles supplement:
– 120cm * 120cm floor tiles;
– 120cm * 240cm bathroom wall tiles;
– 120cm * 120cm exterior tiles and more.
The villa’s price already includes shades of tile to choose from.
Smart home system
We enhance villas with a home automation system from KNX company. The basic set includes control of house lights, fans, and climate (humidity and temperature). Management options comprise control via telephone, wall panels, and voice, including adjustment of various turning on/off and climate control scenarios. Remote control of the smart home system included. Prime importance takes the humidity and temperature control feature for our climate when no one is home. Color schemes for wall panels of smart home systems are also price-included.
Climate control
Premium housing can’t be imagined without a top-level VTR ventilation system from Daikin. AI-based central air conditioning system ensures reliable coziness, high durability, low noise level, and energy efficiency.
Kitchen
Villas planning includes a custom-designed kitchen from the famous Italian Miton factory. Two planning options provided. The kitchen is manufactured of natural veneer and patented Fenix material with exceptional features. The tabletop is made of man-made stone. Stylish kitchen faucets and sinks from German company Blanco. Price-included set of kitchen appliances from the Italian company SMEG: a stove with a built-in hood, a dishwasher, a refrigerator, a freezer, an oven, and a microwave oven.
TV area
Veneer-wood area for a TV set with illuminated built-in shelves and Carrara granite engineered by Guzzini & Fontana, Italy.
Superior Bathroom
Showers, taps, faucets, and more provided in various color and collection options to choose from. Artificial stone bathtub with diverse shape choices. The bathroom is one of the places to relax in the villa. For bathroom decoration, we use a 2400×1200 tile in light colors, although the client can choose one of the many color and pattern options himself. The storage shelves are made in the format of niches with LED lighting. Shower cabins, faucets, and much more are also presented with a wide selection of colors and collections from leading suppliers of sanitary products. The main element of the master bathroom is a free-standing bathtub made of artificial stone with a variety of shape options to choose for your own garden.
Outdoor kitchen
Outdoor kitchen details made of various shades of teakwood to choose from for finishing. Extra-strong teak wood, resistant to mechanical damage, decay, and decomposition when exposed to water, performs a natural repellent effect on insects. Installation includes a Blanco faucet and sink, including a Ziegler&Brown grill and a rangehood.
Outdoor furniture (not included in price)
Specially selected outdoor furniture, resistant to sun, wind and rain, will allow you to enjoy the warm evenings on the terrace.
Swimming Pool
160-cm depth big-sized pool, including a shallow 20-cm section in depth. Also included option to choose an execution with an infinity edge.
Automated Pool Filtration
Equipped with the Klereo KOMPACT MASTER PRO system from France, enabling comprehensive automation of pool functions including filtration, pH regulation, chemical management, lighting, heating, and blower activation. Dosing of active oxygen is finely regulated by a water temperature sensor, while liquid chlorine, bromine, and a hybrid salt chlorinator are regulated by the included ORP sensor within the Kompact Master Kit.
